The Czech Republic can be characterized by saying that all its rivers originate in it and none flows in. The quality of water is thus directly determined by the attitude of the country?s inhabitants towards the environment and by the water management policies of the state. Most European countries are dealing with the possibilities of water retention in the landscape, especially the establishment of ponds and the construction of dams. The limiting factor for the creation of an artificial water surface is the morphology of the terrain. The positive impact of water reservoirs does not only lie in water retention, but also allows for the development of recreational use in some cases as well. Clearly, not all water reservoirs are well-suited for recreation. Such use is limited by various protective factors (drinking water source protection, strictly protected nature reserves ? e.g. rookeries). In case recreational use is possible, it is necessary not to upend the balance of the biotope. The development of recreational areas is governed by land use plans of municipalities and the property relationships towards the allotments. Owning the land on which a recreational building is situated does have a clearly positive impact on its value; however in environmental terms, it is only positive when the owner is for example, a state-owned company Lesy Ceske republiky, s.p. which can regulate unwanted building development of the holiday-makers. In this article, we examine the basic criteria for choosing a suitable recreational location and criteria that might potentially influence property prices.
