In response to a planning condition on the alteration of an existing workshop outbuilding into a single storey dwelling at the rear of 23 Edward Street, Dunstable, Bedfordshire, the Heritage Network was commissioned by the landowner to undertake a programme of archaeological monitoring on the development groundworks. Planning permission for the development (CB/17/01341/FULL) was granted by Central Bedfordshire Council (CBC), subject to a standard archaeological condition issued under the NPPF. A full specification for the work carried out is contained in the Heritage Network's approved Project Design dated July 2017. This stage of work followed a Heritage Statement, also produced by the Heritage Network (March 2017). The site is located in the western half of Dunstable and within the Dunstable Conservation Area. The proposed groundworks involved the excavation of three footing trenches for an extension to the south-western end of the building. The trenches demonstrated modern garden topsoil, over post medieval made ground, over subsoil. Natural was only observed in one corner. No archaeological features, deposits or finds were encountered during the course of the present investigation and no evidence for activity pre-dating the post medieval period was noted. No information was gained that could be considered to contribute to the research aims for the project, as defined in the approved Project Design and in particular, any evidence for the function of the workshop. On this basis, the risk that the proposed development might disturb archaeological remains of any significance may be considered to be Low for all periods.
