Today, all over the world, the presentation and use of indigenous models of commercialization of historical-natural sites has increased the attraction of tourists and ultimately an important factor in the maintenance and development of these centers; But at present, most of the country's tourism complexes, including the historic-natural Biston site, which has also reached the world record, unfortunately do not have a local model for commercialization. The present study, based on the necessity, has presented a local model for obtaining sustainable incomes from tourism regions and sites by maintaining the identity of these centers and with a qualitative research approach based on the grounded theory. The required data were collected and analyzed from a sample of 12 people consisting of academic, administrative and tourism activists in Kermanshah province using semi-structured in-depth interviews. Data collection continued until theoretical saturation was achieved. After coding the concepts, the categories were extracted and these categories were categorized in the form of a model consisting of causal, contextual, interventionist, strategies and consequences. According to the obtained model, the main categories include: causal conditions (public sector approach, etc.), intervening conditions (role of government, pollutants, etc.), contextual conditions (economic, cultural, social and ...), the central phenomenon (development of infrastructure, regulation of tourism activities, etc.); strategies (educational, effective advertising, etc.) and consequences (social and cultural, etc.). Finally, operational solutions for the commercialization of these places, focusing on the Biston site, were presented.
