In januari 2013 heeft Ingenieursbureau Oranjewoud bv, in opdracht van Cornelis Huygens Sparrenlaene bv, een bureauonderzoek en een inventariserend veldonderzoek door middel van boringen, verkennende fase, uitgevoerd ter plaatse van het plangebied Molenwijkseweg 102-104.
Het bureauonderzoek is grotendeels overgenomen van het bureauonderzoek dat in 2009 is uitgevoerd door Jacobs & Burnier archeologisch projectbureau is uitgevoerd. Aangezien dat bureauonderzoek onder KNA 3.1 is uitgevoerd is het onderzoek waar nodig geactualiseerd voor de huidige bepalingen van KNA 3.2.
Op basis van het bureauonderzoek kan gesteld worden dat voor het plangebied sprake is van een lage verwachting m.b.t. de mogelijke aanwezigheid van archeologische waarden. Dit met name vanwege het feit dat het gebied gedurende de late middeleeuwen en nieuwe tijd waarschijnlijk in grote mate is afgeplagd. Eventuele oorspronkelijk aanwezige archeologische waarden uit de periode van de Late Prehistorie tot en met de vroege middeleeuwen zullen daarbij geheel of grotendeels vernietigd zijn. Niet uitgesloten kan echter worden dat nog restanten van met name dieper ingegraven sporen uit deze perioden aanwezig zijn. Deze zullen dan op de huidige onbebouwde terreindelen te vinden zijn, aangezien op de locatie van de huidige bebouwing de ondergrond zeker tot op grotere diepte verstoord is.
Uit het veldonderzoek blijkt dat op basis van de aangetroffen bodemopbouw kan worden vastgesteld dat de bodemopbouw in het plangebied niet meer intact is. In het gehele plangebied blijkt de bodem verstoord tot in de C-horizont, eventuele archeologische vindplaatsen zouden in een eerder stadium reeds verstoord zijn. Aan de hand van de huidige gegevens kan niet geheel uitgesloten worden dat diepere sporen niet alsnog bewaard zijn gebleven, de kans hierop is echter wel klein.
