以顧客觀點評價民宿業者訂價之研究 —以宜蘭地區民宿為例—

摘要


宜蘭縣的觀光資源相當豐富,由於民眾休閒意識的抬頭。也促使宜蘭地區的民宿如雨後春筍一家接著一家開,如何滿足顧客的需求已成為宜蘭民宿業者的重要課題。民宿業者若能充分利用當地資源開創特色建立風格,必能提升整體的住宿品質,滿足顧客的需求增加住房率,進而提高民宿的價格增加業者的經營利潤。本研究之目的乃是以顧客的觀點來評價民宿訂價之相關性,主要研究對象是以投宿宜蘭地區民宿的遊客為主。問卷調查資料經過統計結果發現以停車空間、冷氣空調設備、電腦網路、美化造景、地方特色餐飲以及能看到海景等6個變項對民宿業者的訂價有顯著性的正相關。P值小於0.1的顯著性高的正變項是改善的首要目標,改善的效益也會最高。其次是顯著性高的負變項如果高價民宿做了改善,相對的房價就能再提高。因此研究結果希望能給業者提供重要的參考指標。瞭解顧客真正的需求,並充分滿足其需求。民宿才能訂出最有利的價格,進而提高業者的獲利營收。

There are very rich tourism resources in Ilan County. Because of the publics leisure consciousness is raising which makes the leisure farm and B B become more and more popular including Ilan County. How to satisfactory the demands of consumers should be the most important thing when the consumers travelled in countryside and stay at B B. The owners of B B may raise the living quality if they could use the local resources to create their own special character. Further more, B B owners should satisfactory the demands of the consumers, then they can get some profits from rising room price of B B in the leisure recreation. The purposes of this study is from the customer's view to realize the correlation of the pricing with some other variables about ocean view, parking lots, internet, scenery, local flavor meal and beverage and sea seeing. So we hope this research can be supplied the important reference indicator to the B B owners. Try to realize customer's real demand, and satisfy them fully. The B B owners could draw up favorable price and then raise their profit of income as well.
