단지 내 녹지와 도시공원이 주택가격에 미치는 영향

의정부시 공동주택을 중심으로

이 연구는 아파트 단지 내 녹지비율이 아파트 가격에 어느 정도 영향을 미치는가를 분석하는 것이 목적이며, 연구대상은 의정부시내 건립되어 있는 100세대 이상 167개 단지다. 아파트 단지 내 녹지율은 환경재로서 아파트 가격에 영향을 미치고 있을 것이라는 점에 착안하여, 단지별 녹지율의 차이가 아파트 가격 형성에 어느 정도 영향을 주고 있는가를 규명하는데 중점을 둔다. 의정부시의 167개 단지를 대상으로 아파트 경과년수에 따른 녹지율의 변화와 가격 변동에 대한 시계열적 데이터를 분석한 결과, 녹지율과 녹지면적 두 가지 변수가 아파트 가격에 영향을 미치는 것으로 분석되었으며, 경과년수가 오래될수록 녹지율은 높아지지만 아파트 가격은 낮아지는 것으로 분석되었다. 다만, 외부요인인 근린공원 등 도심공원에 의한 아파트 가격은 자연공원이 가까울수록 아파트 가격이 증가되는 것으로 분석되었다. 이러한 결과는 아파트 단지 내 녹지율은 경과년수에 따른 수목의 성장 등에 따라 양호해지나, 아파트 가격에 영향을 미치는 정도는 미미한 것으로 나타난 반면, 지역 내 커뮤니티의 구성요소인 공원과의 접근성은 아파트 가격과 정(+)의 관계에 있음을 확인하였다.

The study aims to analyze the extent to which the green ratio in apartment complexes affects apartment prices, and the subjects of the study are 167 complexes with more than 100 households built in Uijeongbu City. Based on the fact that the greenhouse rate in apartment complexes will affect apartment prices as environmental goods, the focus is on identifying to what extent differences in greenhouse rates by complex affect the formation of apartment prices. According to a time series of data on changes in green space rates and price fluctuations in 167 complexes in Uijeongbu City, two variables affect apartment prices, and the longer the age, the higher the green space rate, but the lower the apartment price. However, it was analyzed that the price of apartments by urban parks such as neighboring parks, which are external factors, increases the price of apartments as natural parks are closer. These results confirmed that the greenhouse ratio in apartment complexes became good depending on the growth of trees over the years, but the degree of impact on apartment prices was insignificant, while access to parks, a component of local communities, had a positive relationship with apartment prices.
