Tijdens het proefsleuvenonderzoek zijn op verschillende diepten sporen aangetroffen die wijzen op bewoning ter plekke of in de directe omgeving van het plangebied. Het oudste aangetroffen spoor betreft een sloot die mogelijk heeft gefunctioneerd vóór het midden van de 13e eeuw. Gezien de ouderdom en het ontbreken van overige bewoningssporen uit de 13e eeuw in de proefsleuf, maakte de sloot waarschijnlijk onderdeel uit van een systeem van ontginningssloten uit een van de oudste fasen van de nederzetting Spijkenisse. Op de natuurlijke afzettingen en boven de sloot is een pakket ophogingslagen met een dikte van circa 270 cm opgebracht. De basis van deze ophogingen bevindt zich op een diepte tussen circa 1,80 en 2,45 m - NAP (circa 2,70 tot 3 m - mv). In het pakket intacte ophogingslagen is vondstmateriaal aangetroffen dat dateert vanaf het midden van de 13e eeuw tot in de 15e eeuw. Binnen dit pakket zijn enkele ingravingen (kuilen) waargenomen, maar geen resten van bebouwing. Gezien de hoeveelheid vondsten uit met name de ophogingslagen uit de 13e eeuw, maar ook uit de 14e - 15e eeuw, is het waarschijnlijk dat ter hoogte van het onderzochte deel van het plangebied erven van huizen op of langs de dijk onder de huidige Voorstraat zijn aangesneden. In dat geval kunnen bewoningssporen zoals kuilen en mogelijk resten van huizen binnen het plangebied aanwezig zijn.Uit later perioden zijn muurfunderingen van huizen uit vermoedelijk de 18e - 19e eeuw aangetroffen. Deze zijn fragmentarisch bewaard gebleven en het vermoeden bestaat dat resten uit deze periode maar deels zijn verstoord door de subrecentelijke herinrichting van de omgeving.
