ABSTRACT

Urbanization in India is confronted with typical challenges and unique opportunities. Traditional Indian cities are facing typical problems, namely, urban sprawl, affordable housing shortage, access to public transport, and lack of equitable access to basic services that adversely impact productivity, mobility, and quality of urban life. State government integrated township policy is allowing private real estate developers to develop new townships as smart and intelligent urban centers with a focus on technological innovation and sustainable development. Mobility planning envisages achieving adequate road connectivity across the township and looks for efficient sustainable transport systems. Township development is a paradigm shift to urban land-use planning focusing on mixed-use development and the integration of land use with transportation for better urban mobility and resource efficiency. The concept of smart cities envisages private townships as sustainable urban centers offering economies of scale in providing employment opportunities close to residential areas.
