Real Estate Values and Urban Quality: Definition of an Indicator

Abstract

Urban quality and real estate values represent different but inextricably correlated and reciprocal aspects. The interventions and transformations induced by urban plans and policies have a significant impact on market dynamics and are reflected in the values which, consequently, can be interpreted as a measure of the quality of the urban spaces that house the buildings.

Starting from these premises, the paper proposes the construction of an urban quality index defined through the development of four macrosystems: environmental, infrastructural, settlement and services. Its statistical significance was tested through a multiple linear regression model. An indicator of this nature is certainly useful in mass estimates but can also be considered as a functional tool for city government decisions.
